HOTEL ALPHA-ONE, YOKOHAMA, JAPAN



Thesis : Long-term Secure Income in Under-supplied Sector



A 342-room business hotel located in the central Naka ward in Yokohama within a 6-minute walk to the Kannai Station, which is attractive to both business and leisure travellers.


Strong and attractive cash-on-cash secured by a 20-year non-cancellable lease to a Japanese operator.


Hotel was acquired off-market on behalf of SEB's Asian core-plus fund.



AUSTRALIAN TECHNOLOGY PARK, SYDNEY, AUSTRALIA



Thesis : Emerging Office Precinct



Modern Grade-A 11-storey office building with about 36,400 sqm NLA, located in the emerging office precinct of Australian Technology Park., 5 km south of Sydney CBD.


Attractive cash-on-cash backed by a 10-year remaining lease post acquisition, with the anchor tenant Channel 7 News also using part of the facilities as production studios.


Building was upgraded to a 5-stars NABERS rating. Off-market transaction acquired in JV with Centuria.





CROSS TOWER, SHANGHAI, CHINA



Thesis : Proactive Asset Enhancement with Capital Upside



24-storey Grade-B office building with 38,029 sqm of office space, 3,633 sqm of retail space and 160 underground car parks, located in the business district of Huangpu near the Bund.


With a proactive asset enhancement and re-letting program, vacancy was reduced from 30% to less than 10% and rents increased by over 20%. One highlight of this program was the conversion of the 24th vacant office floor to an alternative use of restaurant with club and bar facilities, leased to the world famous M1NT, which has attracted many patrons from around the world and made Cross Tower in Shanghai a destination of its own.


Asset was acquired in a JV for SEB's value-add fund.



ATAGOYAMA RESIDENTIAL TOWER, TOKYO, JAPAN



Thesis : Distressed Residential Asset in Prime Tokyo Location



A 165-unit apartment block over 31-floors with a GFA of 12,542 sq m and 47 car-park spaces that is within a 6-minute walk from the Onarimon Station on the Mita subway line.


Asset was acquired for the investor's global core fund.
